The Construction (Design and Management) Regulations 2015 apply to virtually all commercial construction projects and set out clear legal duties for everyone involved in a build. As Principal Contractor, Ashdown Group assumes the primary site safety duty — preparing and maintaining the construction phase plan, managing Health & Safety compliance across all trades, and ensuring the site is operated safely throughout. This matters for commercial clients because it places legal accountability clearly with us, rather than leaving the client exposed to enforcement risk for site conditions they’re not equipped to manage. We handle CDM compliance as a standard part of every commercial project — it’s not an add-on.

Every Ashdown commercial project begins with a fully itemised quote — broken down by element, not presented as a lump sum with vague contingencies buried inside it. We specify materials and methods in detail before pricing, which means we understand exactly what we’re quoting for and don’t need to pad the number to cover uncertainty. Where design is still developing at tender stage, we’ll flag this clearly and agree a mechanism for managing any changes — rather than absorbing the ambiguity and recovering it later through variations. If something genuinely changes during the build, we notify you before we proceed, not after. Transparent communication about cost is non-negotiable on any project we manage.

Yes — programme pressure is a standard feature of commercial work and we plan for it from the outset. Our timber construction approach helps significantly here: timber frame structures erect faster than traditional blockwork, reducing the overall programme and the period your site is exposed to the elements. We produce a detailed programme with every commercial quote, identify the critical path, and manage against it proactively throughout the build. If something threatens the programme — weather, supply chain, subcontractor availability — we tell you immediately and present options rather than letting slippage accumulate silently. Commercial clients have businesses to run and opening dates to hit, and we treat that seriously.
